Every member at every site already has an opening date.

You've sold founding memberships at all sixty addresses, and each member can see their gym's date in the Pulse app. A late opening means refunds, rebooked classes and a first review you can't take back. So every site in this proposal has its own fixed opening day, written into the contract, and if we miss one we pay for it.

27 days from strip-out to open

Trades by day. Equipment by night.

Ironvale keeps day crews on walls, power and floors. Twelve night crews follow them in, unloading machines at 22:00 and leaving the floor swept by 06:00. Nobody stands around waiting for a clear room.

    Rollout office

One team, one phone number, one board. Tom runs it and is your single point of contact for all sixty sites from signing to the last defect.

    Regional teams

One per region, each running ten sites with no more than four live at once. Every site has a named site manager from strip-out to handover.

    Site managers

The person your opening manager walks the floor with. They send the 07:00 report every morning and hand you the keys.

    72

    Night installers

Twelve crews of six, trained on your equipment supplier's commissioning checklist. They place, level, power and test every machine before the morning trades arrive.

A standard site, one week in.

Day crews hand the floor over at 18:00. The night crew takes it at 22:00, so the trades never trip over pallets and the machines never sit in a corridor gathering plaster dust.

Four people sign this. Here's each answer.

Each chapter takes one question we heard from Pulse and answers it without a call.

    01

Will every gym open on the date we've already sold?

    Dana, Chief Executive

Yes, and the contract says so site by site. Each of the sixty gyms has a fixed opening day in the schedule. If a site opens late we credit Pulse $40,000 a day, up to ten percent of that site's price, with no argument about cause unless it's a change you asked for.

The rollout runs region by region, so the regions you sold first open first.

    02

Who do my managers call when something breaks at 2am?

    Marcus, Chief Operating Officer

Tom. One rollout office, one number, answered all night while the night crews are out. Your regional managers never chase sixty contractors, because there's only one.

Every site manager files the same report by 07:00, and it feeds the board you just used. Here's what yours would look like for the site you picked.

    03

What's fixed, and when do I pay?

    Priya, Chief Financial Officer

Every site's price is fixed for the term of the rollout. Equipment is priced per machine, so a lease that moves bands changes the number by a known amount. You pay fifteen percent on signing, eighty percent site by site as each gym is handed over, and five percent after the twelve-month defects period.

So cash leaves Pulse at the same pace gyms start taking members. The chart reads from the same schedule as the board.

Weekly payments in millions. The first bar is the signing payment.

    04

What will members see during the build, and on day one?

    Jo, Head of Member Experience

During the build, a Pulse-branded hoarding with the opening date on it and a QR code to the founding member offer. On day one, a gym that's been run, not just built. Nothing on this list is signed off until your opening manager ticks it with ours.

0 of 6 ticked. Try it, it's the list your opening manager gets.

    Sixty gyms, one number.

Every line below can move or drop on its own, and each one says what changes when it does. The site fit-out is the same in every version. The total updates as you go.

    The terms, in plain words.

    The price is fixed

Each site's price holds for the whole rollout. It only moves if you change the scope, and any change is priced in writing within 48 hours.

    Late costs us, not you

$40,000 credited per site per day late, capped at ten percent of that site's price. Changes you asked for, and landlord delays you were told about in writing, don't count.

    You pay as gyms open

Fifteen percent on signing, eighty percent per site at handover, five percent at the end of the defects period.

    Defects for a year

Anything we built that fails in twelve months, we fix. Machine warranties pass straight to Pulse in your name.

    Your sites, your rules

Ironvale carries the insurance, the permits and the safety plan for every site. Your staff can walk any site at any time with the site manager.

    Walking away

Either side can stop the next site with fourteen days' notice. You pay for sites started, and nothing for sites that haven't.

    What isn't settled yet.

Four things could move a date. Here's each one, who owns it and when we need it.

    Landlord consent at nine sites

Nine leases still need landlord sign-off for night deliveries. We've drafted the letters. Without consent those sites go to day-only installs and open up to a week later.

Pulse property teamSend letters by 13 November

    Power at four flagships

Four flagship sites need a supply upgrade and the utility hasn't confirmed dates. If one slips past day 40, we move that site to the North wave and tell you its new date the same day.

Ironvale with the utilityDates expected by 27 November

Who changes a date in the app

If any opening day moves, someone at Pulse updates the app and writes to members. We'd like one named person, and we'll give them fourteen days' warning of any change.

    Where console data goes

Connected consoles log member workouts. Your IT team should confirm the data flows to the Pulse app only before we place the order.

That sends the first equipment order to the factory on Monday 9 November, puts crews in the first capital sites on 23 November and opens the first Pulse gym on Thursday 17 December.
