A warehouse the shape of your year.
Peak-season program RH-2027-PK for Pipkin Toys. Prepared November 2, 2026 for Dana, VP Supply Chain. Program year July 5, 2027 to July 2, 2028. Open until November 30.
Pipkin's volume triples from September to December. Today you lease 26,000 pallet positions all year to use them for fourteen weeks. Rackhouse gives you a rack that grows to 26,000 for the peak, shrinks back to 9,000 in January, and bills you each week for what's in it. $2,400,000 for the year, with your retailers' deadlines covered.
Last peak, in your words.
From our call on October 14 with you and your planning lead. We wrote it down and built the program around it.
“We lease twenty-six thousand positions all year so we can fill them for fourteen weeks.”
Dana, on the building lease that renews next June
“Tallmark's deadline doesn't move because a ship did.”
Dana, on the October containers
“In November my planners spend more time on routing guides than on the forecast.”
Dana, on retailer compliance
“January is the month I pay for air.”
Dana, on the weeks after the peak
Drag through the year and watch the rack flex.
Building 2 has 26,000 positions. Your stock takes the ones it needs each week, and the bill follows it down as fast as it went up.
Week 16October 18 to 24
is what today's lease spends on empty positions over a year at the same $1.60 a pallet a week. Rackhouse bills 691,800 pallet-weeks for the year where today's lease bills 1,352,000.
Make a container late and see who pays.
Your six biggest holiday boxes against Tallmark, Brightcart and Kindwell's 2027 order windows. Today they go from the port through your building to the retailer. With us, buffer stock sits in the rack before the ship is late.
Chargeback rules from each retailer's 2026 vendor guide. Tallmark charges 3 percent of the PO plus $250 after the must-arrive-by date. Brightcart charges 5 percent. Kindwell refuses deliveries outside the appointment window and charges 4 percent plus $1,500 to rebook.

Six things you asked us, Dana.
Answered here so you don't need another call to get them.
Dana
VP Supply Chain, Pipkin Toys. The one signature this program needs.
What if the forecast is wrong?
Your planners forecast a peak of 26,000 pallets in the last week of October. Move it up or down. The rack, the overflow building and the storage bill answer straight away.
Peak = 9,000 base + 17,000 seasonal, scaled by your change
Do I pay for empty racks in February?
No. We count pallets every Sunday night and bill that week for that number, never below 9,000. When the peak bays empty in January, they come off the bill the same week.
Billing terms, line 2
How do we move in without a dark week?
Two weeks of overlap from June 21. Your building keeps shipping while the first 6,000 pallets come to us, and our launch team works from your dock for both weeks. Orders route to us only once our counts match yours to the carton.
Plan, June 21 to July 5
Who do I call at 2 a.m. on November 20?
Omar, our site lead for Building 2, and behind him the floor desk, staffed every hour from October 1 to December 24. Fifteen minutes to a person who can see your orders.
Service terms, line 5
What do the retailers see?
Pipkin. Every label, advance ship notice and appointment goes out under your vendor number. You get each retailer's scorecard from us every Monday before they send theirs.

Whose fault is a chargeback?
If it's a label we printed, a pallet we built or a truck we booked, we pay it. If a ship is late, the calendar above shows how we work to keep it off your bill.

Three things we haven't settled yet.
We priced compliance on their 2026 guide. If the new one adds steps, we'll show you the change before it costs anything.
Drayage is priced on 410 boxes. You can set your own number in the price above, and we bill what arrives.
We assumed your direct-to-consumer orders keep shipping from your building. If you want them here, it's a separate price.
Ready when you are, Dana.
