Forty stores refit overnight, open at nine.
A store refresh proposal for Mira Home, from Kestrel Fitouts.
You told us three things.
They're from Mira's refit brief of 2 September. Everything on this page answers one of them.
“We won't give up a trading day. Not in any store.”Refit brief, section 2
So we work the twelve hours you're closed. Every store shuts at 21:00 like any other night and trades at 09:00 refitted.
“No customer should ever walk into a building site.”Refit brief, section 4
Every zone is cleaned and checked by 07:10, your manager walks it at 08:00 and our crews are gone before your team arrives.
“Store forty has to look like store one.”Refit brief, section 6
We build one golden bay in our workshop, you sign it off, and every bay in every store is measured against it before the doors open.
Twelve hours.One store.Forty nights.
Twelve hours, one store.
Here's one night of the forty. Drag the clock and follow five Kestrel crews across the floor, zone by zone, until the doors open. Amber is Kestrel at work. Terracotta is Mira's finished store.
0 of 9 zones ready
31 of 40 stores open
Forty stores, one winter.
We survey in November, rehearse in December and refit Sunday to Thursday nights from 10 January. Store 40 opens on Thursday 4 March.
Every night, every store.
Tap any night to run it on the floor plan above.
Five crews, the same faces every night.
Thirty people on a medium store, thirty-eight on a large one. The crew that refits store 02 is the crew that refits store 40, so by the last night they've done this thirty-nine times.
Strip
Sheets the floor, wraps and moves stock on numbered trolleys, takes the old fixtures out through the bay.
Joinery
Fits the new bays, tables and counters, built in our workshop and delivered that evening in store order.
Electrical
Bay lighting, track, tills and card readers. Tests every circuit before the merchandisers start.
Merchandising
Trained by Ines's team on Mira's planograms. Puts every product back where the plan says.
Clean and snag
Cleans each zone, fixes what's off, sweeps the floor and takes every scrap of waste away.
Plus one night lead in every store, the person your manager walks the floor with at 08:00. Every crew member is background checked and named to your loss prevention team a week before their first night.
Price it store by store.
The same crews and the same standard in every combination. Each line drops on its own and tells you what changes when it goes.
Store refits
Strip, joinery, electrics, merchandising and clean, with permits, night security and waste included. Priced by store size.
Fixtures
Bays, tables, counters and tills, priced per store.
Overnight premium
Night rates for every crew, $42,000 a store. It's what keeps every store trading.
Weekend pilot store
A full rehearsal on store 01 in December, with a second set-up crew and your team on site.
Four signatures, four questions.
Each of you asked us something different in September. Here's the answer to yours, so nobody needs a call to sign.
Noor, will a customer ever see the work?
Noor, Chief Executive
No. The only sign we were there is the new store.
We back that with the open-at-nine guarantee. If any store isn't ready to trade at 09:00, we pay its average takings for every hour it stays shut, straight off our invoice, with nothing for you to file.
We've refit 212 stores overnight since 2019. 211 opened at nine. One opened at 09:40 after a till supplier sent the wrong cables, and we paid the forty minutes.
Tomas, what do my managers walk into?
Tomas, Head of Stores
A finished store and a twelve-line sheet.
Your managers lock up at 21:00 like any other night. At 08:00 they walk the floor with our night lead, check these twelve things and sign. Your team comes in at 08:40 to set the tills, and that's the whole change to their routine. Try the sheet.
Grace, what does the night premium buy?
Grace, Chief Financial Officer
Eighty trading days.
Refitting in daytime means shutting each store for two days. At your average of $76,000 a store a day, that's about $6.08M in sales gone, before you count the customers who try somewhere else and stay there. The overnight premium is $1.68M.
And you only pay for stores that open. We invoice 90 percent of a store's price after your manager signs at 08:00, and the last 10 percent after the snag sweep in March.
What you pay, week by week
At the full $21M, in millions of dollars. The hatched bar is the 10 percent held until March.
Ines, will store 40 match store 01?
Ines, Visual Merchandising Director
To within three millimeters, on every shelf.
Before any store is touched, we build one golden bay in our workshop and you sign it off. Every bay in every store is measured against it with a laser at 07:30. Anything outside tolerance gets fixed before your manager's walk, and you get the photos by 08:30.
The terms, in five minutes.
The open-at-nine guarantee
If a store isn't ready to trade at 09:00, we pay its average takings for every hour it stays shut. It comes off our invoice automatically. You don't file anything.
When you pay
90 percent of each store's price after your manager signs the handover sheet, and the last 10 percent after the snag sweep in March. Thirty-day terms. The pilot is invoiced after its Monday walk.
If we damage something
We fix or replace it before doors open, or that week at our cost if it can't wait for a night. We carry $10M of liability cover and name Mira Home on the policy.
Your stock
We move it and your team counts it. Every trolley is numbered against a move sheet. If anything's missing in the morning count, we pay the retail price for it.
Changes
Once Ines signs off the golden bay, any change is priced per store before we make it. Nothing changes on a night without a price you've agreed.
Stopping early
You can pause or stop after any night with two weeks' notice. You pay for nights done and fixtures already built, and nothing else.
Working at night
Quiet tools only after 23:00 in the six mall stores, and every store's alarm company is told the night before. Our security stays on site from 21:00 until your team arrives.
What we don't know yet.
Five things we'd rather ask now than find out in February.
When does the January sale end?
We've assumed Saturday 9 January. If it runs longer, every night moves back with it and store 40 opens later.
Will the six mall stores allow work past midnight?
We need each mall's sign-off. Your property team knows the managers, and an introduction in November keeps February clear.
Who signs at 08:00 when a manager is off?
We'd suggest the assistant manager, named a week ahead. Without a signature the store still opens, but its invoice waits.
Is store 01 the right pilot?
It's one of your busiest medium stores, which makes it the hardest test. A quieter store would be an easier rehearsal and a weaker one.
Do nine older stores need new circuits?
The bay lighting needs its own circuit, and nine stores were wired before 2010. The price already includes it. If the survey says they don't, the number goes down.
Say yes by 13 November.
That holds our survey crews from 16 November and the 10 January start. Once all four of you sign, Ruth, our program director, calls Tomas the same week.
